Governance & Ownership Structure
Structured for Long-Term Stability
The Reserve at Bahía Concepción is structured as a privately governed estate community.
Its foundation is long-term land control, phased infrastructure delivery,
and disciplined operational oversight.
Governance exists to preserve water quality, estate spacing,
and long-term asset integrity.
Land Ownership
Estate parcels are offered as secure titled property
under the legal structures available for foreign ownership
in Baja California Sur.
Detailed ownership mechanisms, including trust (Fideicomiso) structures
where applicable, are provided within the Private Estate Offering.
Each estate owner holds defined legal rights to their parcel,
subject to community governance guidelines.
Community Governance Model
The Reserve operates under a structured governance framework
designed to preserve the sanctuary identity of the development.
- Architectural design review standards
- Density protections
- Harbor operational oversight
- Environmental stewardship policies
- Infrastructure maintenance planning
Governance protects the collective asset base.
It prevents density creep and uncontrolled commercial activity.
Harbor Authority Structure
Harbor operations are managed under a centralized authority
responsible for launch scheduling, vessel registration,
storage oversight, and operational safety.
- Private access only
- Centralized dry storage system
- Annual vessel registration per estate
- Managed launch preference
- Controlled simultaneous vessel density
The Harbor Authority exists to preserve wake quality,
marine safety, and environmental discipline.
Architectural Standards
Homes are custom-built by owners
within defined architectural guidelines.
These standards are designed to:
- Preserve Sea of Cortez view corridors
- Maintain estate spacing
- Protect long-term aesthetic cohesion
- Prevent vertical density escalation
The objective is permanence — not short-term resale turnover.
Infrastructure & Phasing
Estate releases are phased in alignment with infrastructure delivery.
This protects early owners and ensures capital discipline.
- Phase I – Initial estate positioning and harbor operations
- Phase II – Infrastructure expansion aligned with demand
- Future phases – Controlled release only as supported by capacity
Expansion without infrastructure alignment is not permitted.
What Will Not Be Built
The Reserve is not structured as:
- A public marina
- A commercial retail corridor
- A high-rise resort district
- A high-density rental complex
The sanctuary model depends on restraint.
Private Estate Offering
Full governance documentation, ownership structures,
and harbor operational policies are outlined
