What exactly is being sold?

Are the lots fully titled?
Yes. Estate parcels are structured under secure legal ownership mechanisms available to foreign buyers in Baja California Sur.

How many lots are planned?
Approximately 120 one-acre estate parcels across 160 hectares (395 acres).
This low density preserves privacy and water quality.
Is this a public marina?
No. The harbor is private and reserved for owners and approved guests only.
There is no public ramp access, no rental fleet, and no transient docking.
Where are boats stored?
All vessels are stored in a centralized dry storage facility.
Boats are launched via managed operations and rinsed after each use.
They may then be returned to storage or delivered to estates.
Can I register more than one boat?
Yes. Multiple vessels may be registered per estate,
subject to annual harbor registration and operational fees.
Is self-launch allowed?
Managed launch is preferred to protect water conditions.
Regulated self-launch is permitted under harbor operating policies.
What kind of aircraft can use the runway?
The 2,900-foot runway corridor is suited for light private aircraft
such as Cessna 172 / 182, Cirrus SR20 / SR22, and comparable piston aircraft.
Select turboprop use may be possible subject to performance and regulatory approval.
Is the runway currently operational?
Licensing renewal is in process.
