The Reserve at Bahía Concepción is structured as a privately governed estate community.
Its foundation is long-term land control, phased infrastructure delivery,
and disciplined operational oversight.

Governance exists to preserve water quality, estate spacing,
and long-term asset integrity.

Land Ownership

Estate parcels are offered as secure titled property
under the legal structures available for foreign ownership
in Baja California Sur.

Detailed ownership mechanisms, including trust (Fideicomiso) structures
where applicable, are provided within the Private Estate Offering.

Each estate owner holds defined legal rights to their parcel,
subject to community governance guidelines.

Community Governance Model

The Reserve operates under a structured governance framework
designed to preserve the sanctuary identity of the development.

The Harbor Authority exists to preserve wake quality,
marine safety, and environmental discipline.

Architectural Standards

Homes are custom-built by owners
within defined architectural guidelines.

These standards are designed to:

  • Preserve Sea of Cortez view corridors
  • Maintain estate spacing
  • Protect long-term aesthetic cohesion
  • Prevent vertical density escalation

The objective is permanence — not short-term resale turnover.

Infrastructure & Phasing
